Niall Paltiel is a goal-orientated, award-winning professional, and is a Land Development Specialist and Project Manager with 7 years of demonstrated experience in relationship building and problemsolving skills, as they relate to each facet of land development.

Niall has managed numerous land development projects and has played a key role in developing partnerships, strategic land practices, and stakeholder consultation. He has work with municipal planning departments regarding project development strategy, land use, development applications, and official community plan amendments.

Over the past two years, Niall has worked with Mike Geric Construction on all facits of the land development process: acquisitions, master planning, development approvals and entitlements, stakeholder engagement, construction operations oversight, sales and marketing and leasing.

  • Planning, design, contract admin, and construction management.
  • Complex issue analysis, option evaluations, business case development, negotiations, project management.
  • Lead operational processes to facilitate workflow throughout a project’s lifecycle:
  • tools and templates, process and workflow, meeting facilitation, executive/stakeholder presentations
  • Enhanced land use and value through complex zoning and entitlement applications:
  • Facilitated public meetings, community and local government consultation, public presentations
  • Experience in providing real estate advisory services for development projects with complex scenarios.
  • Experience with project modelling and risk management scenarios.
  • Experience working on project that involve First Nations considerations regarding property leasing, disposition, partnerships, transfer, and negotiation.
  • Experience negotiating the business terms with approving authorities, development partners, and other stakeholders while managing multiple partner requests and requirements.
  • Demonstration of a clear understanding of the analysis of a large and complex real estate projects.
  • Demonstrated ability to work with additional cross-industry consultants in response to client needs, reporting procedures, regulatory requirements and/or objectives and expectations.
  • Demonstrated ability to develop cost estimates and financial analysis for project and development opportunities.
  • Demonstration of successful projects where services led directly to a clear and measurable realized enhancement of land value and/or completion.

The Process:

Step 1: Project Understanding

  • Meet client
  • Understand scope and desires for the lands
  • Deep dive in supporting policies, precedents and scan for regional, national or global examples and best practices to support the vision

 

Step 2: Scope

  • Determine approval steps
  • Define a project scope and create a project charter with shared common objectives and outcomes
  • Begin to engage the appropriate team members and consult with the appropriate stakeholders and agencies

 

Step 3: Craft an Application

  • Work with the project team and client to create a winning project application
  • Engagement with neighbours, stakeholders and affected agencies
  • Market analysis conducted to ensure that assumptions are realistic and the project is viable

 

Step 4: Submission

  • Formal submission to the approving body
  • Additional engagement with the relevant staff members and approving bodies is required
  • Consistent, clear and ongoing back and forth to ensure project refinement is top priority and the application is processed in an expeditious and accurate manner

 

Step 5: Presentations

  • Community association, committee, design panel, commission and council presentations
  • Providing minutes, engagement summaries and detailed engagement parameters to the relevant approving authorities is a biproduct of this step
  • Reasonable changes, alterations or mitigating measures may be taken to reflect the feedback provided by the relevant stakeholders

 

Step 6: Deliver

  • Work in engaging the appropriate civil, construction, and/or contractor team to deliver the project
  • Oversight in the implementation and consistent work between the client and contractors
  • Forecasting, costing and assessment of any required change orders to ensure cost management is at the forefront
